Our Turn-Key Real Estate Process

Our goal at Alliance Wealth Builders, Inc is to offer our valued clients a simple and hassle free experience when purchasing one or more of our Turn-Key income propertiesBy purchasing one of our high-quality, turn-key real estate income properties, you’ll benefit from our teams handling of every aspect of the investment process; starting with property acquisition and property renovation, and continuing throughout the process of tenant placement and ongoing property management.

Every property identified is thoroughly analyzed to ensure it meets our defined acquisition criteria. Our in-depth property analysis process is used to verify properties are located in areas that will provide the best rental income, and are located in areas considered safe for real estate investment.

Our goal is to make the buying process simple and hassle free for each of our clients.  We go above and beyond by coordinating and tracking the closing process with all parties, to ensuring the closing is handled accurately and on time.

We operate our property management business with the same integrity and goals as our investment company to build lasting relationships with the individuals that purchase our investment properties.  It is not about the one and done deal for us.

Property Acquisition

Alliance Wealth Builders, Inc. works with our extensive network of real estate agents, banks, and other private real estate providers to locate the best income properties in the Birmingham, Alabama area, as well as the entire State of Alabama.

Every property identified is thoroughly analyzed to ensure it meets our defined acquisition criteria.  Our in-depth property analysis process is used to verify properties are located in areas that will provide the best rental income, and are located in areas considered safe for real estate investment.

During the acquisition phase, we also perform a comprehensive cost analysis that determines whether or not properties can be renovated to our specifications, and still provide our preferred cash flow requirements to our clients.

Once the property analysis has been completed and we have identified the properties that meet our criteria; Alliance Wealth Builders, Inc. negotiates the purchase price for each property and completes the acquisition process.

Property Renovation

As soon as the acquisition of the property is complete, our experienced teams of contractors begin the necessary renovations. Renovations typically begin the day after each property is purchased, and Alliance Wealth Builders, Inc. monitors the daily progress of each renovation project thru its completion.

Our consistent monitoring of each renovation project ensures our renovation guidelines are adhered to, projects stay within budget, and completion time frames are met. Each property is professionally renovated and meet industry standards set forth and required by National and local building codes. Due to the experience and speed of our contractor teams, we are typically able to fully renovate our investment properties within 10 – 15 days.

Buyer Closings

During and upon completion of the renovation phase, each property is marketed and made available for purchase by an investor. By offering properties on a pre-sale basis, we can help our buyers better prepare for the closing phase.  Additionally, by offering our properties on a pre-sale basis, we can typically speed up the closing process and therefore quickly generate positive cash flow for investors shortly after the renovation phase is complete.

If necessary, we can offer assistance to clients who wish to, or prefer to utilize financing to purchase our investment properties.  We have developed key relationships with mortgage companies and private lenders who are experienced and willing to assist us in structuring investment property purchases for our clients.

Tenant Placement & Ongoing Property Management

The last and arguably the most important piece of our turn-key real estate investment process is our ongoing property management services.  Through our sister property management company, 1st Choice Properties, LLC, we offer our clients the peace of mind that comes from knowing we are intimately familiar with each property you purchase from Alliance Wealth Builders, Inc.

We operate our property management business with the same integrity and goals as our investment company to build lasting relationships with the individuals that purchase our investment properties.  It is not about the one and done deal for us.
